Rotherwood Events offers a modern barn venue for up to 216 guests plus exclusive use of the historic Victorian house for bridal party getting ready. Features include marble vanities, private dressing rooms, modern HVAC, and beautiful photography locations. Private estate near Lexington.

Vendor Guidelines & Venue Policies

Rotherwood Events is a private estate featuring a modern rustic barn and a beautifully restored 1887 Victorian house. Due to the layout of the property — with the house, barn, and grounds spaced across a family estate — we require all weddings to have a day-of wedding coordinator or planner.

We warmly welcome professional vendors who carry appropriate vendor liability insurance and all necessary state licenses and certifications. To ensure seamless execution and a high-quality experience for our couples, the venue provides on-site management that works directly with your team and provides clear guidelines for setup, operations, and teardown.

Historic House – Bridal Party Getting Ready & Photography

The Victorian home is reserved exclusively for the wedding party (no guest access). It provides elegant, private spaces for preparation and portraits.

House Features & Amenities:

  • Large open getting-ready space with ample seating for lounging and getting ready

  • 3 marble-topped vanities with multi-strip power bars

  • 3 full length mirrors (includes antique carved pier mirror)

  • essential oil diffusers 

  • Blue tooth speakers

  • Private dressing room

  • Full modern AC throughout the house for reliable comfort

  • Radiant heat for warmth

  • Private bathroom for changing

Allowed House Usage:

  • Use of the house for up to 1 hour after the ceremony

  • Waiting area for the wedding party

  • Main stairwell and foyer access

  • Wrap-around porch

  • Stained glass door

  • Courtyard for photography

The house offers beautiful historic details perfect for portraits while maintaining a private, comfortable experience for the bridal party.

Important Note: Guest access to the interior of the historic house is not permitted, preserving its integrity and the intimate feel of your day.

Flexible Ceremony & Reception Locations

We offer multiple scenic ceremony and reception locations across our private estate, giving couples the flexibility to fully customize their wedding day. Choose from elegant outdoor spaces under mature trees, picturesque lawn areas, or the charming historic home backdrop. For receptions, you may opt for our modern rustic barn or a full tented setup on the grounds — allowing you to create the exact atmosphere and guest experience you envision.

The barn is designed to support both formal events and relaxed gatherings. Guests enjoy climate-controlled spaces, dimmable lighting, accessible entrances and exits, restrooms, drinking fountains, and dedicated support areas for vendors and event preparation.

With packages for up to 200 guests, a groom’s room, prep kitchen, bar area, vendor access, restrooms, dimmable lighting, and climate control, it is well-suited for couples, families, businesses, and organizations looking for a refined barn venue near Lexington and Central Kentucky.

Groom’s Room and Resting Space

The barn includes a dedicated groom’s room that can also serve as a quiet resting space during the event. This room gives members of the wedding party or event hosts a private area to prepare, relax, or step away from the main event space.

  • TV with Roku 

  • Speakers

  • Clothing hooks

  • Private entrance and exit to the deck
